The Role of Project Planning in Achieving Success in Property Development Projects: A Case Study from Greater Jakarta

Abstract :
This study investigates the critical role of project planning in the successful execution of property development projects in Greater Jakarta, Indonesia. The research seeks to understand how effective planning—covering areas such as scope definition, cost estimation, scheduling, and risk management—contributes to project success. A descriptive survey design was adopted, using structured questionnaires distributed to 50 professionals involved in property development projects, including project managers, architects, and developers operating in Jakarta, Bekasi, and Depok. The collected data were analyzed using descriptive statistics and regression analysis to determine the relationship between planning quality and project outcomes such as timely delivery, budget adherence, and client satisfaction. The findings demonstrate that projects with comprehensive and structured planning were significantly more likely to succeed, while poorly planned projects faced delays and cost overruns. This study contributes to both academic literature and professional practice by highlighting the indispensable value of project planning in the property sector and offering practical recommendations to improve planning frameworks. The research also fills a gap in the localized study of project planning practices within Indonesia's growing urban property market.
